The plaintiff alleges that he was employed by the defendant on or about the 22d of April, 1913, as a broker to procure a *700purchaser for premises known as “ The Cleburne,” an apartment house known as No. 924 West End avenue in the borough of Manhattan, New York; that the defendant promised and agreed to pay him a commission equal to one per cent of the purchase price; that he did procure for the defendant a responsible person ready, willing and able to purchase the premises upon the defendant’s terms and conditions, and that his services were reasonably worth the sum of $11,900.…
