This is an action upon a covenant in a lease bearing date the 31st •day of January, 1893, by which the defendant leased from the -owner the premises known as Nos. 49, 51 and 53 West Twenty•eightli street and 470 Sixth avenue in the city of New York for the term of ten years from the first day of May thereafter.
