This action is the outgrowth of an order of a probate court sustaining a petition of the administrator to sell real estate for the payment of debts. Appellee is the widow of the deceased. Appellant claims to be a purchaser of the property under a written contract with the administrator and an order of sale by the probate court. He claims he is entitled to a deed to the property but, if not, he has a lien thereon to the extent of the value of the improvements he placed thereon after taking possession.
