— In a proceeding pursuant to CPLR article 78 to review a determination of the Zoning Board of Appeals of the Town of Mamaroneck (hereinafter the Zoning Board), dated May 28, 1986, which denied the petitioner’s application for area variances, the petitioner appeals from a judgment of the Supreme Court, Westchester County (Martin, J.), dated December 12, 1986, which dismissed the petition.

Ordered that the judgment is affirmed, with costs.
