OPINION
DELA CRUZ, Chief Justice:
The appellant, Engracia Repeki ("Repeki"), obtained a favorable judgment in the Commonwealth Superior Court quieting title to property in Tanapag, Saipan.1 She appeals that part of *38the judgment granting the appellee, MAC Homes (Saipan) Co., Ltd. ("MAC Homes" or "the company"), a $392,000 lien for the "enhancement value" of a house and other improvements it constructed on the property in the mistaken belief that it held a valid leasehold interest.
We affirm.
