The controversy before us on this appeal arises out of relations created and transactions had under an executory contract for the sale of land. The material facts are substantially as follows: In April, 1921, the defendant Eva L. Pease was the owner in fee simple of a one hundred sixty-acre tract of land in Adams County in this state.
