TAYLOR, Justice.

In the spring of 1961, defendant (appellant) leased a portion of his farm in Elmore county to the complaining witness, J. D. Caradine. The lease did not include pasture land. Upon the leased land Caradine raised hay, wheat and corn. Caradine was *405approximately 43 years of age, and defendant was approximately 77 years of age. Some friction developed between them during the cropping season with reference to Caradine’s farming, and money loaned by defendant to Caradine.
