The appellant and plaintiff below, T. B. Smith, owns a residence in Capitol Heights, south of the Capitol grounds, in Frankfort, Ky., known as “Rockland.” On January 11, 1936, he rented it furnished to the appellee and defendant below, Roger Wells, for the term of three months at an agreed rental of $100 per month, with the option to the lessee to renew it for an additional 30 days if desired.
