delivered the Opinion of the Court.

The subject matter of this action is a tract of land known as Werginz Meadows, approximately 1,820 acres purchased by plaintiff Watson and defendant Barnard in 1951. Plaintiff *77had leased same and lived on it since 1943 and used it as the base of a cattle operation in the South Phillips Cooperative State Grazing District.
