This matter comes before the court on a Bill for Specific Performance of a contract for the purchase and sale of real estate. On June 19, 1992, the Buyer, Dr. John J. Andre, contracted to buy a tract of land in Louisa County from the Sellers, George and Joan Ferebee, for the sum of $130,000. The parties agreed that it was to be an all-cash sale, and the date of settlement was set at August 30,1992.
