One of the defendants, S. P. Carroll, sold to his son and codefendant, M. J. Carroll, an undivided half of a plantation. The sale was on a credit; conditioned that the interest should be paid annually, and that the failure to meet promptly any one of its installments should mature the entire debt. The son executed on his undivided half an oil and mineral lease in favor of the plaintiff company. At that time the locality was an unproved oil field.
