This is an appeal from a summary judgment granting specific performance on a contract to convey real property in Brevard County, Florida. The plaintiffs below, Cyrus L. Luley and Wayne J. Tidwell d/b/a Leaseco Investments (hereinafter Leaseco), entered into a contract with Gary Brinson, as Trustee (hereinafter Brinson), whereby the latter agreed to purchase from Leaseco certain real property, with a closing date scheduled for August 1, 1981.
