Plaintiffs are individual owners and an association of owners *786of real property located in the hamlet of Raquette Lake, Hamilton County. All of the parties’ parcels were once part of a single large parcel that was owned by S&I Hotels, Inc. In 1956, S&I conveyed that parcel to defendant Antlers of Raquette Lake, Inc., excepting out a parcel commonly known as the Birch Cottage lot, now owned by defendant Raquette Lake Navigation Company, Inc.
