OPINION

{¶ 1} Appellant, Hampton House Management Co. Ltd., appeals the judgment of the Portage County Court of Common Pleas affirming the decision of the Brimfield Township Board of Zoning Appeals ("BZA"), which denied appellant's request for a use variance. At issue is whether appellant has established an unnecessary hardship. For the reasons that follow, we affirm.

{¶ 2} Appellant is the current owner of a 12-acre tract of land 650 feet west of Route 43 in Brimfield Township, Ohio ("the Property"). The parcel is in the recently-created highway commercial district.
