This is an appeal from the District Court’s affirmance of the Bankruptcy Court’s dismissal of appellant’s Chapter 11 petition. Winshall Settlor’s Trust (hereinafter referred to as the Trust) was created in 1960, from which time it operated (the Civil Center Garage located at 440 East Congress in Detroit, Michigan. In 1980, it obtained a $300,000 mortgage loan from City National Bank to pay off two outstanding mortgages and renovate the building’s structure.
