DOYLE, Judge.

James T. Serfass appeals an order of the Court of Common Pleas of Northampton County denying and dismissing his objections to the judicial sale of his real property pursuant to Section 612 of the Real Estate Tax Sale Law1 (Law).

Serfass was the owner of real estate located at 39 South 6th Street, Easton, Northampton County (the property). Serfass used the property for its rental income, not as his residence,2 but the property remained vacant for several years and, consequently, produced no income.
