In an action for specific performance of a contract for the sale of real property, the defendants appeal from a judgment of the Supreme Court, Nassau County (Derounian, J.), entered April 10,1981, which, after a nonjury trial, inter alia, directed them to deliver to the plaintiff a deed to the property in question. Judgment affirmed, with costs. On March 3,1980, the defendants entered into a contract to sell real property to the plaintiff. Paragraph 8 of the rider to the contract provides as follows: “This contract is conditional upon the purchaser obtaining approval of a proposed subdivision…
