The dispute underlying this appeal grew out of an engineer’s mistake in the preparation of a plat depicting a subdivision of 2.8 *638acres of land lying between Lake Shore Drive and Crystal Lake in Virginia Beach and owned by Mr. and Mrs. John Joseph Baecher.

A 1964 survey divided the tract into three lots, approximately equal in size, with the eastern boundaries fronting on the western shore of the lake.
