OXBERGER, Chief Judge.

The plaintiffs, a father and his children, are the owners of farmland partially located inside the northern limits of Denison, Iowa. The land is bordered on the south and east by residential property and is bordered on the west by the Denison High School and recreation complex. The farmland is located to the north of plaintiffs’ land. The father is the owner of an undivided one-half interest in the land and his children are the owners of the other one-half interest, subject to the father’s life estate.
