This is an appeal from the Circuit Court for the county of Washington, in a suit in equity brought by the appellant in that Court, in 'which a decree was made, dismissing the bill with costs. •
The case was this. On the 31st day of December, 1818, an agreement was entered into between William Cocklin and James Shields; by which Cocklin leased to Shields part of a lot in the city of Washington, for ten years, from the 1st of January, 1819, for the yearly rent of thirty-five dollars.
