J. This is a petitory action.

The plaintiff alleged that it is the owner of the following described property:

A portion of ground in the Third District of this City designated as lot 22 of square 118 bounded by Forstall, Lizardi, Chartres, and Royal Streets and measuring 25 feet front on Forstall Street by 118 feet deep bearing No. 627 Forstall Street; that it purchased said property by act of John P. Sullivan, notary, dated August 14, 1918, from John Fitzpatrick, State Tax Collector, for the State taxes of 1917 assessed in the name of “Era Realty Company” registered in the conveyance…
