¶1 Gary L. Collier filed this action to quiet title to real property located in Rosebud Comity, Montana. The Sixteenth Judicial District Court, Rosebud County, entered judgment granting fee simple title to the property to the Estate of Violet Jean Kincheloe a/k/a Violet Kincheloe (Kincheloe). Collier appeals and First Security Bank of Roundup cross-appeals. We affirm.

¶2 The dispositive issue is whether the District Court erred in determining Kincheloe holds fee simple title to the disputed property.
