The plaintiff, Dunn & Stringer Investment Company, is a loan broker, duly licensed to transact its busi*300ness in Wisconsin. On the 21st day of September, 1926, the defendant Arthur W. Schaefer contemplated the construction of a twelve-family apartment house upon property owned by him in Milwaukee. In order to enable him to complete the undertaking it was necessary for him to procure a loan upon the premises.
