This is an appeal from a decree of the chancery court of Alcorn county upon an agreed statement of facts which is, in substance, as follows: On June 14, 1906, the complainant, Charles H. Gish, and one J, W. Taylor entered into a written lease contract whereby said J. W. Taylor leased to Charles H.
