Royse, J. —

This is an action by appellee against appellants for damages for breach of an option contained in a written lease, by the terms of which the appellee was given an option to purchase for the sum of $1,000 a boiler installed by appellants on the property which was the subject of the lease, and for damages for breach of a covenant to return the property in as good a condition as when received, ordinary wear and tear excepted, and for attorney fees for necessary services in seeking to enforce the terms of the lease.
