Hutchison, J.:

The appeal in this case is by the mortgagee in a, foreclosure action from the ruling of the trial court, upon a rehearing of the matter, fixing the period of redemption at eighteen months instead of six months, as it was originally fixed. There are therefore two matters -here for consideration: first, whether the district court had power and authority to vacate or modify its own judgment or order after the term at which the judgment or order was *581rendered; and second, whether the mortgage being foreclosed was a purchase-money mortgage.
