OPINION

This matter comes before the Court on defendants' joint motion to dismiss and plaintiffs' cross-motion for summary judgment.1

BACKGROUND

On February 6, 1991, St. Croix Storage Corp. d/b/a Sun Commercial Park ("St. Croix Storage") entered into a written lease agreement with McKenzie Construction, Inc. d/b/a V.I. Building Specialties ("McKenzie").
