HOUSTON, Justice.

On August 10, 1984, James Scofield, the appellant herein, filed a complaint in the Circuit Court of Colbert County against Amos L. Cheatham and Rummell C. Cheat-ham, the appellees herein, alleging breach *723of warranty in a deed, arising out of the conveyance of certain real property. The warranty deed was executed and delivered by the appellees to the parents of the appellant on January 27, 1970.
