There is no dispute as to the facts in this case. It involves the right of the plaintiff to altér and change a building occupied by him as a public garage within the limits of a residential area as defined by the zoning ordinance of the City of Des Moines. The property owned by plaintiff is 130 feet north and south by 50 feet east and west and is located at No. 1326 East Oak Park avenue. The north line of the premises abuts on an alley, 14 feet wide, which separates it from the commercial district along both sides of Euclid avenue.
