Plaintiffs Kuo L. Lee and K. Lee Enterprises, Inc. appeal from the trial court’s order granting summary judgment in favor of defendant American Central Insurance Company on its counterclaim.

Viewed in the light most favorable to the nonmovant, Lee owned real property located at 4500 Forsyth Road in Macon, Bibb County, as well as a building located thereon (“the property”). On May 30, 1985, Lee executed a deed to secure debt in favor of Citizens Bank & Trust of Eastman (“Citizens Bank”).
