O’QUINN, Justice.
Appellants brought this suit in district court of Bastrop County asserting their title to one-fourth interest in a tract of 100 acres of land and for partition of the land among the owners. Appellee as defendant below claimed title to the land under a deed from Ethelene Jones and others executed in March of 1970. 1
