BARNETTE, Judge.

This is a suit by The Office Center, Inc., against Edwin Tanenbaum and Dr. Edgar C. Cohen for $4,500 arising out of an alleged contract for the sale and purchase of certain real property in Jefferson Parish. The plaintiff charges the defendants with default in refusing acceptance of the proffered deed in accordance with the terms of the contract. The sum of $4,500, representing 10 percent of the contract price which defendants had deposited with plaintiff’s agent, Medallion Realty, Inc., was declared *742forfeited upon defendants’ refusal to accept the deed of conveyance tendered…
