NARICK, Senior Judge.

McGraw-Edison Co. has appealed from an order of the Court of Common Pleas of Washington County setting the fair market value of its property for real estate tax assessment purposes at $8,787,408 for the tax years 1987 and 1988. We affirm.

McGraw-Edison owns an 89.944-acre tract of land in the Borough of Canonsburg and the Township of North Strabane, Washington County. The manufacturing facility erected thereon consists of 1,255,344 square feet. McGraw-Edison appealed its 1987 tax assessment, setting the value of the property at $8,825,257.
