Howard Miller, J.
Motion by plaintiff for summary judgment. The motion is granted and the matter referred to Morton Lieb, Esq., of Orangeburg, New York, to compute the amount due plaintiff and to determine whether the property can be sold as one parcel.
By demonstrating the validity of the note and mortgage and defendants Levys’ failure to make payment according to their terms, plaintiff has established a prima facie case for summary judgment (see generally, Marine Midland Bank v Micheli Contr.
