Appeal from a judgment of the superior court for Adams county, Holcomh, J., entered December 23, 1912, upon findings in favor of the plaintiffs, in an action on contract, tried to the court.

The plaintiffs seek to recover damages from the defendant because of failure on his part to repair and *47make certain changes in a hotel building, leased by them from him. A trial before the court without a jury resulted in findings and judgment in favor of the plaintiffs, from which the defendant has appealed.
The provisions of the lease here involved, so far as we need notice them, are as follows:
