The Sunrise Realty Co. sold to defendant, William J. Coleman, by title, which purports to deliver to him: “A certain tract or lot of ground in the town .of Sunrise, being lot No. 1 of square No. 1' of said town, measuring 40 feet front by 181.57 in depth between parallel lines, as will more fully appear by reference to -.map of said town of Sunrise on- file in the clerk of *651court’s office of the parish of West Baton Rouge”.
