The appellant, Sparks, was the plaintiff below, and brought this suit against the appellee, Johnson, for the recovery of damages, alleging, substantially, that about October 1, 1917, he and the appellee entered into a verbal contract, bir the terms of which appellee contracted and agreed to rent and lease to appellant, for the year 1918, a certain 100-acre farm in Nacogdoches county, at that time owned by the appellee.
