The plaintiff, on October 14,1932, leased a store and basement at Nos. 4661-63 Frankford Avenue, Philadelphia, for the term of 1 month from the 25th day of October, 1932, at a monthly rental of $250, *72the lease containing the provision that it should continue from month to month until terminated by either party giving 3 days’ notice prior to the termination of the current month.
