This is an action brought to compel the specific performance of a- contract whereby the appellants, J. E.' Purtell and Nell M. Purtell, his wife, claim to have pur*357chased of the appellees, Geo. G. Bell and Jessie Bell, a brick dwelling house and lot in the city of Ashland which, it is alleged, the latter refused to convey them by proper deed, pursuant to the terms of the contract.
