Appellee by her quit-claim deed of Oct. 1, 1873, expressed to be in consideration of ten dollars, conveyed to appellant all her interest in certain real estate therein described, to have and to hold the same “ upon trust to' receive 'the rents, issues and' profits of said premises, and on the first day of June, A.
