This is an appeal from the United States Bankruptcy Court for the District of Maryland. The appeal has been briefed (EOF Nos. 5 & 6), and no oral argument is necessary, Local Rule 105.6 (D. Md. 2016). For the reasons stated below, the decision of the bankruptcy court is affirmed.
