Petitioner is a not-for-profit corporation that owns several parcels representing common areas within a planned living community known as Radisson. Petitioner commenced these four proceedings pursuant to RPTL article 7 seeking a reduction of *90the aggregate assessment to the common parcels for the tax years 1998-1999, 1999-2000, 2001-2002, and 2002-2003.
