CARROLL, Justice.

Walter R. Carrington appeals from a directed verdict granting David Hart specific performance of a contract for the sale of a tract of land in Travis County. We will affirm the judgment of the trial court.

THE CONTROVERSY

1. The Land. This case involves 283 acres in southwest Travis County Carring-ton purchased in the spring of 1983 for $2,000 per acre. Carrington immediately began trying to sell the property, and on October 6, 1983, he listed the property for sale at $5,000 per acre with Paragon Brokers of Austin.
